How this mortgage calculator works
Enter the home price, your down payment, the interest rate, and the loan term, and this calculator works out your monthly principal & interest payment using the standard fixed-rate amortization formula — the same math your lender uses. It doesn't include property tax, homeowners insurance, PMI, or HOA dues, since those vary a lot by location and lender; treat the result as your base principal & interest payment, not your full monthly housing cost.
The chart and amortization table show how each payment splits between principal and interest over time — early payments are mostly interest, and that flips gradually as the balance shrinks. Try the extra monthly payment field to see how much faster you'd pay off the loan, and how much interest you'd save, by paying a bit more each month.
A note on the default rate
